KC approves apartments at former Faultless Linen site in Crossroads

A visible white-brick industrial building at the corner of Broadway and 20th Street is about to cycle over to a new use as a St. Louis multifamily developer prepares to tear down Faultless Healthcare Linen's old structure. Kansas City planning staff on Tuesday gave Lux Living administrative approval for its $50 million Edison development plan, entailing a new five-story, 228-apartment building above a two-level, 209-space underground parking garage at 1923-1945 Broadway. The approval came a few weeks after Lux Living addressed city staff concerns with a series of pedestrian-minded tweaks. These include accent lights mounted along Broadway and 19th Terrace, new landscaping to the building's west, and a new lobby entrance and artwork panels on its north side.

Multiple technological perks are planned, such as smart locks, built-in Amazon Alexa functionality and speakers.

Another developer, Opus Development Co. LLC, already won rezoning and plan approval in February 2017 for a differently designed apartment project with identical unit and parking space figures. Opus dropped those plans in early 2020. Lux Living CEO Victor Alston told the Kansas City Business Journal this week that he expects to start site work for the apartments during the next 30 to 60 days. Environmental remediation is required for the 54,000-square-foot building and its underlying soil because of past on-site laundry operations. Alston said the current structure probably will be demolished around summer, with soil excavation and cleanup to take place in advance of potentially starting vertical construction in the middle or late third quarter.

"We're going to bring something new and special to town," he said, citing planned amenities for the new apartments. The Edison apartments include 114 studios, averaging 540 square feet; 109 one-bedroom units, averaging 675 square feet; and five two-bedroom units, averaging 1,009 square feet — expected to lease for $2 to $2.20 a square foot each month. Multiple technological perks are planned, such as smart locks, built-in Amazon Alexa functionality and speakers. Elsewhere, in Midtown, Lux Living is moving forward with a 192-unit apartment complex at the former Katz Drug Store building, rezoning for which the City Plan Commission approved March 16.
